Terms & Conditions
Real Estate Agents, please take a moment to review my Terms & Conditions
Scheduling - Arrival Time: Request for appointments should be submitted with as much notice as possible. Please note that photo sessions are sometimes scheduled back to back, and the start time selected is an estimated arrival time but can sometimes be off by 10 or 15 minutes depending upon the location, weather, or traffic. If the photographer will be arriving late, it is likely due to a long photo shoot and they will contact you.
At the Shoot: Prior to arrival for your photo session, the homeowners should check to make sure that ALL lighting fixtures and bulbs are in working order. With the HDR processing that I use to create the photos, lighting is a key element in the results of the final image. Agents should also try and stage their new listings especially if the home is vacant. If not, photos will be taken as is. In the past, I’ve often helped with the removal of moving boxes and other large items so that the room is ready for photos. This often can delay my scheduling and could even throw off my next appointment if items are not already put away for the photo session. Please make sure that your sellers are ready to go, and if need be, I’ll always do my best to help you achieve the best possible photos for your new listing.
COVID-19: Be sure to you check-in with your sellers at least 24 hours or at the very least, three hours prior to our photo session to make sure that everyone is feeling well and that no one has recently been in contact with anyone who has had the virus or who might of recently displayed any symptoms of the virus. Please refer to the questions below when speaking to anyone who lives at the home. If anyone has answered yes to any of the questions below, then we will need to postpone your photo shoot for a minimum of at least two weeks or more. Prior to the photo shoot, please make sure that the sellers have all their interior lighting turned on and that their home is photo ready. If possible, I would much rather prefer that the sellers not be present at the time of the photo session. The less people on-site, the better for everyone. Due to the impact of the virus and for safety reasons, the sellers trash cans and other miscellaneous items that are normally moved out of the photos, will now, not be handled by the photographer during the photographing of the interior portion of the home.
Agents, Please answer the following questions below when checking with your sellers including yourself, prior to our photo session:
After the Shoot: Once the images have been taken, the images are then processed, and you will receive all your photos via Dropbox. Typically, this is within 12-24 hours unless it is during peak season. Please note, Spring and Fall markets can often cause a delay during the peak real estate seasons. You will be emailed a link to DOWNLOAD ALL your files. PLEASE, make sure that you take the necessary time to perform a complete download all the files (Large and Small files). After a week or so, your link to your files on Dropbox will be deactivated. Should you need access again, please contact me and I will do my best to get the link back to you, but there are no guarantees that they will be available once the link has been deleted.

If you no longer have the listing, you are giving up the rights to use the products. The photos may also be used by the Brokerage for the sole purpose of marketing the specific property photographed. Cancellation, No Show, Inclement Weather Policy: Our schedule is determined by your request for a photo session, and if the session is canceled or changed, it disrupts scheduling of other agents to book their photo sessions and they can miss out on that particular time slot. If cancellation or re-scheduling is necessary, please do so with a minimum of 24 hours’ notice. Any photo session canceled or rescheduled within 24 hours of a booked appointment may be subject to a $199.00 rescheduling or cancellation fee unless due to inclement weather such as heavy rainfall or snow and ice conditions. Please note that cloudy days are not considered inclement weather. In the event of inclement weather, every effort will be made to accommodate a re-scheduling. In the event of inclement weather preventing photography, a new date and time will be scheduled at the earliest available time. PLEASE be vigilant of your upcoming appointment and always double check with your homeowners to assure that they are photo ready. If a home is not photo ready, it will be considered a cancellation, or photographed as is.

Payment is always due upon completion of your photo session. You may pay by cash, check, credit card or should you wish, an electronic invoice can be emailed to you of which will be due payable upon receipt before any of your images will be delivered to you for your use.
